The Saluda County Assessor & staff are here to help with all your real property & mobile home information needs. This office has a duty to identify, classify, appraise, & assess residential, commercial, agricultural, & vacant property in Saluda County for ad valorem taxation within the guidelines of the South Carolina Code of Laws, South Carolina Department of Revenue regulations & Saluda County Ordinances.

We provide annual real estate assessments to the County Auditor for them to generate the tax bills for all real estate & mobile homes in the county. We also provide outside agencies and the general public with current real estate & mobile home information.

Per Sections 12-37-3140 & 12-43-217 we are required to do a countywide reassessment every 5 years with the next one being implemented tax year 2026.

What this office does

  • Appraise real property & mobile homes for ad valorem taxation Appraise all new construction & new mobile homes once complete.
  • Approve or deny applications for real properties for legal residence special assessment Approve or deny applications for agricultural exemptions
  • Process valuation appeals & represent the county if it goes to the appeals board. Maintain records of all deed transfers & building permits
  • This office is responsible for all new plat approvals before they can be recorded. Change any mailing addresses for real property & mobile homes when notified.

This Office DOES NOT

  • Calculate real or personal property tax bills or send tax bills to tax payers (Auditors Office)
  • Accept or process any real or personal property tax payments (Treasurer's Office)
  • Approve, grant or qualify the homestead exemption (Auditors Office)
  • Approve or grant exemptions for disabled persons
  • Appraise or assess manufacturing, railroad or utility property (SCOOR)
  • Appraise or assess personal property such as cars, boats, campers, etc. (Auditors Office)
  • Handle delinquent tax bills, sales, or payments (Contact Delinquent Tax Collector)
